  • All Regency Construction floor plans are designed by a certified architect and all structural elements of that design are specified by a structural engineer
  • 13 course block basement with all footers re-enforced with two rows of horizontal steel rebar and vertical rebar placed 10’ on center from the footer up through the block wall and grouted solid throughout with cement.  All basement walls are further reinforced with “Durawall” steel reinforcement every three courses of block
  • All foundations include interior and exterior footer drains along with the Tuf’N Dri waterproofing system with a 30 year warranty
  • All wall framing is done with 2” x 4” framing, 16” on center.  All floors use 2” x 10” floor joists 16” on center.  Joist spans over 14’ –  6” are doubled every other joist
  • Energy efficiency is enhanced by using Tyvek housewrap system on the entire framed perimeter of the house.  All windows are caulked during installation and flanges are taped with adhesive flashing membrane on the exterior to prevent leaks
  • 30 year architectural shingles with Ice Guard membrane on all eaves, valleys and saddles prevent ice related leaks.  Oversized 1 ½” aluminum drip edge on all eges gables and eaves help to support the shingle edges from damage
  • Wood-grained fiberglass front entry door provides a stable, well insullated, dent-free attractive entry door
  • Pella wood windows with low maintenance aluminum exteriors and “Low E” glass help to further increase energy efficiency and reduce UV rays from damaging furniture and flooring
  • Granite kitchen counter tops are standard
  • Direct vent gas fireplace with ceramic or marble surround and full hardwood mantle
  • 90% High Efficiency Lennox furnace with central air conditioning and Spaceguard air filter are standard
  • All plumbing drains and bathroom/bedroom walls adjacent living areas are insulated for sound control
  • 50 Gallon Quick Recovery hot water tanks use higher BTU burners for more available hot water and quicker recovery time
